Q. Is the market research available?
A. Both the Market Research and a schematic are available here (linked at the bottom of the post).
Q. Is the market research reflective of what yáqʷa and Haisla is looking for?
A. The results of the market research should be used to help inform what could be eventual uses of the Commercial and Residential spaces, however no decisions have been made at this point and will be subject to the Master Planning process, detailed financial analysis and market conditions.
Q. On the “Haisla Centre Schematic” it indicates two additional residential buildings for Phase 2. Is the hopes to have additional housing units of similar size (49 units each) and in similar design (apartment style)?Any indication from the existing tenant on needing additional housing units for employees?
A. The final planning for residential spaces would be subject to the Master Planning process, market conditions and detailed analysis. However, the intent is to develop cohesive, sustainable housing that will address Haisla Nation needs, as well as those of the broader Kitimat community for the long-term. Our current Phase 1 Tenant has a lease until 2027.
Q. What is the available funding to deliver the scope of work / Master Plan?
A. yáqʷa is currently seeking a qualified consultant who will work collaboratively with us to refine the scope of work and develop a detailed budget to develop the Master Plan. It is possible that we create a shortlist of consultants who we will work with to better understand their qualifications and expertise, as well as take recommendations for how best to plan and phase the work, including the development of a cost estimate.
Q. Are there any previous studies on availability of water/sewer?
A. The current site is serviced for the full use of Phase 1 residential, including water, electrical and sewer. The successful proponent will receive access to any existing technical reports or assessments.
Q. Is yáqʷa looking to partner with a real estate developer as per the “Ownership structure analysis” scope of work?
A. yáqʷa Development Corporation would be open to partnering with others with the expertise required to successfully execute on its long-term vision for Haisla Centre.
